Project Management is about leadership. It is a discipline which consists of a range of specialist skills to design, programme, cost, control and manages any type of project. From the smallest to the largest project we apply the same attitude and skills.
We act as Lead Consultant of the project team, reporting directly to the client, and managing all other members of the team on behalf of the client.
We project manage new construction of all types of buildings, the refurbishment, repair and maintenance of existing buildings, including listed buildings, and the fit out of all types of buildings, including all aspects of the infrastructure associated with buildings.
We are able to provide "turnkey" solutions to occupiers, including interior design, selection and specification of furniture, voice and data equipment and all fixtures and fittings, concluding with the logistics of relocation.
To achieve our client's project objectives we use resources drawn from Blanchard Consultancy and, when beneficial, from outside the firm. Every project is different and requires a unique combination of resources to ensure the optimum outcome. The identification, procurement and management of this combination of resources are the particular skill of our project managers.
Our success is achieved by determination and fidelity to our client's objectives supported by technical expertise and Quality Management Systems.
back to topProject Monitoring
Owners, occupiers and founders of property under design and construction are unlikely to have the technical knowledge, experience or resource to ensure that the project team complies with their requirements.
We can provide that assurance by monitoring all aspects of the project throughout the whole period, including briefing, design, specification, legal agreements, procurement, construction, completion and handover.
We are the eyes and ears of our clients, who benefit from our assurance that the design and construction teams have meet with their requirements.
back to topCost Planning
From the sketchiest information we are able to advise our clients how much it will cost to do almost anything to buildings and their settings, enabling informed decisions to be taken at the earliest stage.
Our specialist knowledge is supplemented by historical data, current data from the market as a result of continual procurement activity and on line access to Building Cost Index Service, the leading building price computer database.
Our cost plans are simply presented with supporting details in the background and, being fully computerised, are easy to work with.
The service includes the costing of the following:
- All construction work, demolition, new build, fit out, refurbishment etc
- Professional fees
- Furniture, fixtures and fittings
- Voice and data installations
- Computer systems including servers LAN's WAN's etc.
Cost Control
Cost Control is a proactive not reactive activity and is the method by which we ensure that the project scope is delivered for the approved cost. It is only achievable if the project team is disciplined by continual involvement of ourselves as well as the controls that we build into all the contracts that we recommend to our clients.
The benefit to our clients is that the project out-turn cost is within the agreed cost plan subject to agreed changes to the scope, without any surprise claims at the end of the project.
back to topProgramming
All projects must be logically organised to be carried out successfully. For this to be effective there must be clear presentation of how the project is organised, agreed by all parties at the outset, and to maintain the team's understanding of how everything fits together for the life of the project. Flexibility is a vital ingredient to this process, to deal with change and the unexpected, such that there is still a successful outcome.
We achieve this by preparing programmes using Microsoft Project, concentrating on identifying the critical activities for all parties in full consultation with our clients and all parties to the project.
back to topProcurement
While we are unable directly to contract to carry out construction work for our clients, we specialise in procuring all such works, as well as that of consultants, in competition on behalf of our clients. We do everything accept sign the contract, unless we are granted the power of attorney, taking on board any particular requirements of our clients, in terms of procedures, preferred approaches and approvals. This is particularly relevant in the Public Sector and for otherwise publicly accountable clients.
The benefit to our clients of this service is cash savings by virtue of our buying power in the industry, our knowledge of the specialist markets, contract law and techniques to ensure clear lines of responsibility and commitment, with a view to minimise the likelihood of dispute.
